The only thing Im not to please with are the kids in the play area outside throwing rocks on top of the carports. Ive moved my car from near the play area. They run up and down the stairs and hallways as well. Maintenance is top tier and fast. The front office staff are easy to talk with and approachable EVEN WHEN they are working with others they still acknowledge you in the office. The property is clean, on trash day Republic services are not really doing their job, but I always see someone out there cleaning near the trash areas on trash days.

Traditional slum lord property, owned by a company in Texas but operated locally. I dont need to relive my negative experiences or point fingers. Youll get the gist of it by reading all the reviews for yourself and coming to your own conclusions. Some people are treated well. Some are treated poorly. Maintenance is subpar in some areas but given high praise if they get it right eventually. Cleanliness, insects, noise, and lack of security should be enough to make you think twice. Lets talk money. Like most people, I moved to Vegas in 2020 because of COVID. My apartment cost approx. $900/mo for a 1bd 1ba. Tenants were promised, in writing, that rent would not increase. Then the property was taken over by that company in Texas and rent went up anyway. Three years later, I was paying approx. $1500/mo for the same exact unit. Which, according to the website, costs $1800/mo for new tenants. I decided to move out because Ive been trying to buy a home for over a year. While I havent been successful, I at least wanted to move closer to where I plan to live in the future. I am currently renting just outside of Summerlin where Im paying $1320/mo for another 1bd 1ba. Much better area. Same slum lord kind of operation. Norterra Canyon cost me an extra $415 in move-in costs at my new apartment because they failed to produce a renter verification form. I messaged them numerous times. No response. I wasnt going to count on my new leasing office to follow-up. They seem even less competent. My lease at Norterra Canyon ended on 3/21/24. They contacted me on 3/22/24 looking for keys and wanting me to fill out some form. Unfortunately, my work life exists outside of Nevada, and I had no choice but to return the keys by mail after cleaning and vacating the unit the morning of 3/21. I was on a plane to Paris, France that same afternoon. You might be wondering why I was contacted on 3/22, or why those forms werent given to me prior to the end of my lease. Im wondering the exact same thing. It might have to do with the fact that Im going to be charged daily until they receive the keys. They already cost me $415 by not replying to a simple email. Whats another undisclosed expense for keys I need to return with some form that they never provided me with in the first place? Sounds like an easy way to make more money if you ask me. This is me posting a record of my most recent and important transactions with Norterra Canyon Apartments. I wish I could say that the rest of Nevadas rental/housing market/real estate sector is much more reliable, but it really isnt. Theres definitely a trend. As someone who lives in one state and works in another, communication is key. Since the state of Nevada doesnt even have direct deposit, I think computer literacy might be another factor. I am accustomed to paying thousands of dollars for rent in places like California or Hawaii, where your level of income merits a certain sense of hospitality and accountability which simply does not exist at lower tiers. It would be foolish to assume otherwise. You get what you pay for basically. Sadly, in todays economy where the cost of everything doubles almost overnight, that doesnt necessarily mean that the level of service you are being provided doubles in quality over the same period of time. That last paragraph is titled, The benefit of the doubt. The fact is, your experience is going to be whatever they decide to make it. You have very little say in it. It helps to be pleasant, but in my opinion, the best tenants are the ones you never hear from unless theres a problem. How the property manager addresses that problem is a whole other story. One last example thats not so recent is when UPS delivered a package to their office by mistake. Twice. I was out of town for a couple weeks so I asked that they leave it outside my door. My unit is on the first floor about 30-40 steps away. Needless to say, I never got my package(s). That about sums up my experience at Norterra Canyon.

I just came to ask about the apartments. They made an appointment for me on a Sunday and it was closed and today when I went to the girl at the first desk (I guess her name was Claudia, that's what the cards said) she behaved quite pedantically. It seems to them that someone is going to ask them for something. My husband was arriving and didn't want to show him the apartment because he said he couldn't leave the office alone. In a couple of minutes my husband would have seen it but thanks to that, Nonterrra wouldn't be an option to rent. She acted like someone is asking her and doesn't realize that her salary comes out of the pockets of everyone who pays her rent. I hope one day you learn some humility and remember that if you have a job it is thanks to all the tenants of that place. In conclusion we think that if the way she acted is the others and the maintenance then that is the worst place to rent.
