So I applied to live here and it looked nice. I was denied so no big deal right? They refuse to return my down payment and wont return or answer calls. Just be careful when you apply, your 500 better just be throw away money. Because apparently you wont get it back.

I was very excited to move into this building. When my partner and I took our tour last December we were dazzled by the high end finishes, and promise of a construction where noise reduction and sound transfer were central in the design. This was THE selling point for us. We were told this had been tested by placing a Bluetooth speaker in a neighboring unit and turning the volume to max. We were told the music could not be heard at all! A concrete slab between floors meant no noise from above. All of this is false. There isnt even a concrete slab. We hear our neighbors on both sides, and especially from above. Our upstairs neighbor is so disruptive and disrespectful, we are losing sleep. We had to speak to the management office after a weeknight where he partied until 5am. Our walls and doors rattle with every footfall and beat of the obnoxiously loud music. There are cracks in the walls and ceilings. Disrespectful neighbor aside, the deception during the tour is the most disappointing. Moving into a new construction is a risk, I understand this. However, my decision to move in was based on what I was lead to believe was the truth. Very disappointing.
Following up: After I posted this review, it was remarkable how quickly management reached out to me. The former property manager made a number of promises to rectify this situation which involved allowing me to relocate to a 4th floor apartment with no additional charges. That property manager left shortly thereafter. When I reached out to the new manager, I discovered the former had not recorded or reported my issues or complaints. Thankfully I saved all my emails and calls as backup. I presented this information to the new manager who told me she would work to resolve this. That was two weeks ago.still waiting for a response. Other reviewers have noted the same issues with noise pollution and false promises made regarding the construction of the building. The reviews about animal waste in the stairwells are 100% accurate. Nothing but continued disappointments here.

I just ended my 1 year lease at SLATE at Merrimack and did not renew my lease for a multitude of reasons.
1. They have unethical business practices - They were trying to raise my rent $500 a month for a two bedroom unit- that is on top of surprise raises in technology fees, trash fees, parking fees and water that happened throughout the term of the lease. Outside of rent fee, expect to pay upwards of $300 a month for additional fees, which aren't necessarily disclosed when touring the apartments (was not for me at least). Also make sure to check your rent portal, I had found unwarranted charges.
2. When touring the apartment, I was assured that the units were sound proof, that they were tested with a loud speaker. THEY ARE NOT, YOU HEAR EVERYTHING!!! Upstairs neighbors, downstairs neighbors, people in the hallways and people outside. Again, unethical business practices, being dishonest to try and get tenants in.
3. The units are already falling apart. Ceilings cracking, cabinet doors falling off, hardwood floors pealing etc. the appliances are cheap and on the low end. I notified them of multiple issues on move in and they were not resolved. My fridge broke and they replaced it with a moldy fridge.
4. They dont clean the common areas in the apartment building - multiple times I needed to request them to clean the back stairwells - they would be filthy and not sanitary with animal fecal matter, bugs, cobwebs etc you would think after emailing twice to ask them to clean they would keep it up! The property is also littered with trash, cigarettes, dog poop etc
5. The property does not offer screens for your balcony doors - in fact, it was suggested to me to get a magnetic screen to attach myself - only to be told a month later that the community doesnt even allow those. There is a big stink bug problem and by not supplying screens makes the problem that much worse.
6. Upon move out, there was no acknowledgment of me moving out, I was not provided any instructions, steps to follow etc.
The only redeeming quality is the Maintenance team is fantastic, very nice and friendly.
Slate markets themselves as an upscale, new way of living and it cannot be more opposite. Unless they fix some of these fundamental issues, for the price you pay, it is not worth it.
