I was very impressed with the tour Rebecca provided me. Not only was she very knowledgeable about the property and units, but she also had very good suggestions, ideas, and advice that I normally don't get from any apartment tour! Also, I wasn't rushed at all and plan to sign a lease tomorrow. Thank you!

It's good that Rebecca is the onsite management now. If she doesn't work there anymore when you go to apply / lease, I'd highly recommend not signing a lease. Avenue5, generally, is just working to get the money out of your pocket and into the bank account of the owners "TAF Olympia LLC", some sort of mysterious shell corporation out of Wilmington, DE, of course. Avenue5 is a national property management company, you'd think "maybe them being corporate will provide better customer service up the chain?", but you'd be incorrect. (However, obviously, in Olympia it's just a "lesser evil" game in renting, unfortunately--so good luck to us all!) Be aware that all parties are "wanna be" financial moguls, and don't understand real estate includes a human element and requires customer service and grounds / building maintenance. Both parties are extremely unprofessional, entitled, and selfish. Also very notable is that the buildings were built around 2017, so the carpets they're trying to fool you into living on are about 7 years old now-not too good, a lot can happen in 7 years. The reviews about loud fans are 100% accurate. They clearly installed super cheap fans at initial construction so you can hear your neighbors' bathroom exhaust fans as if they were in the same room with you. Some even vibrate the floor. If you have loud neighbors you'll definitely hear them, as you can hear quiet neighbors. The neighboring apartment complex has fireplaces in every unit so during the winter you will smell smoke almost constantly (and who knows what people burn in their fireplaces anymore) so the local AQI is pretty rough-and even if you're a fan of "campfires", this is not that. The buildings are not well sealed, so it seeps right in through the walls and windows. And, same for your heat (seeps right out)! There is no AC so you'll have to orchestrate getting your own. But, in conclusion, there's probably worse places to live, I've even toured a couple. But, if you have other options, you may be better off somewhere else.

I lived at Little Tuscany from September 2021 to August 2023. Theproperty was sold and new managementtook over in May 2023 after Labor Day. Rental prices immediately increased even though nothing was done to warrant the increased prices other than painting the outside of the buildings, which in my opinion weren't that bad. The apartments don't have A/C, ceiling fans, or even a digital thermostat. They are cheaply made apartments and the noise from your upstairs, downstairs, side neighbors, and even diagonal neighbors is constant. It sounded like sasquatch lived above me, and every time the bathroom exhaust fan in the apartment below me was turned on I could hear it and feel the vibration through the floor. The apartment diagonal to me had a young child and I could hear him running back andforth in the apartment even though I had no connectingwalls or ceiling to that apartment. The sound of people walking up and down the stairwells and doors closing, sounded more like stomping and slamming. The entire complexis supposed to be smoke free,it'sin the lease, yet a cigarette and pot smokerlived below me and nothing was able to be done to remedy the situation. The smell was so bad that my apartment would smell like smoke on a daily basis. I shared my complaints about the fan and smoke with the property manager, but follow-up and follow through were minimal, emails would not be answered, and eventually I was told the complaint for the fan was closed even though it was not fixed. They told me the fan was working fine, yet I could still hear and feel it. Maintenance of the grounds also decreased with new management. The dog waste bins were often overflowing, waste bags were not re-filled regularly, the bench in the dog area has a bent/broken leg that is a safety hazard if someone sat in it, and a Holly plant (poisonous to dogs) was in the dog area. I informed management about the Holly with a picture of its location and they responded they would take care of it. A week later it was still there so I pulled it out. The maintenance guy also hides out in the maintenance garage on property to smoke, instead of going off property. The property manager will be nice upon first working with her, but when follow-up on issues is requested, she is dismissive and short. For management, this is their place of work. As a resident, this was my home, and because issues could not be resolved and rent prices were increased, I chose to leave my home thatI had beenplanning on staying in. Do your research on Avenue 5 Residential before you rent here.
