Ill preface this as, I rented during covid, but over all terrible. No one respects the parking. Everyone does as they please, neighbors are often loud and noisy and dont clean up (this is coming from someone who was renting there at 19 yo (2019)). Ended up calling the cops a few times for noise complaints and possible domestics. Management was often not on sight and emergency maintenance was trash. Multiple bathroom floods that were bandaid repaired as the sewer system was just old and not made for what it needs to do today. During the eviction moratorium our lease was not up to renew for months, and despite constant requests to the management office regarding the subject, we heard nothing of why or when it would be. When lease was up for renewal the notice was misdated and misleading as the increase, while 200 dollars more a month, was aparently incorrect and truly to be a 400 dollar increase per month. The notice was also dated as if it was issued in early December, but notice was received in late January.(on our door) After contact with management the best offer was to honor the 200 dollar increase while still paying a 150 month to month fee. No option to sign a lease at the notified increase and management was not willing to give another lawful notification period with the true increase. Ended up moving out after two months because options were either take the 50 dollar discount because they messed up, or start paying 400 more per month and have a lease even though that is not what we were notified for.

You need a higher income and wiggle room to have the rent increase by $100+ every year, or be on housing aid (stay in touch with HUD, contact them if you ever face a situation that feels wrong. All corporate rentals are pulling dirty tricks these days- you can go to them with legal questions even if you aren't recieving aid. Know your rights and utilize them.). One more highlight; get a high quality Internet router, everyone else having good ones will interfere with the quality of yours- the same issue blocks cell connection quality. Benefits of this place; accommodative of all size dogs, allows cats, single story- great for those with mobility issues (but not wheelchairs), spacious outside with personal porches, good neighbors, no brats blasting boomboxes, manager who takes complaints seriously, will replace broken appliances, quality heaters and water heaters, allows window air conditioners, pleasant on site crew, hands off management - no dictator breathing down your neck, across the street from a school and its sports field. Negative; across the street from a school and its sports field, expensive and raises price yearly, pay-for communal laundry, cramped inside, in rat and mouse territory (do not leave your doors open.), slow response to maintenance needs, severely understaffed, low quality air conditioners, some units are poorly wired, the sprinklers will block the path in and out of your unit for an hour every night April through mid October. This place has many issues, and a few years ago I would give it a negative, with the last manager I would have given a 1. But with the current rental market, all things considered, this place is adequate. Things could be a lot worse.

So happy to have a property manager again! Louise is great. She's attentive, she's out on the property everyday so she sees what's going on. Issues are handled quickly, professionally, and in a friendly manner. Work orders are handled quickly. The dryers finally got cleaned! It's nice to feel like there is stability in management and Louise brings that! Also my daughter says that Louise is very friendly, always says hi, and gives her a hug!

We have lived here little over 1yr and half, very happy with our apartment location it has been quiet and no issues. We finally have a great Manager Louise, she really has been doing a great job at getting things on track after the lack of consistency for some time in the office. Another great addition and savior has been Luis the new maintenance guy he is very good at his job and clearly knows what he is doing. This place has needed a good team .
