    DO NOT MOVE INTO AVILLA TRAILS UNLESS YOU WANT RATS MICE AND BUGS. if i could give this community 0 stars i would. First things first, moved into this community in november. We had to resign our lease 6 times with 3 different prices..........because of errors on their end No one showed up to let us in so we had to wait 6 hours with a full uhaul waiting for someone to show up. They finally showed and took us to our house. The cabinets in the kitchen are terrible. there is air and water bubbles that make it looks bubbly. The house was not clean. Their was still groceries in the fridge from the pervious tenant. So they switched us to a different unit, a pretty home. Most people i would say move into this community for the yards. POINTLESS. our backyard is a mud hole. Barely any grass. We get the run off of the sprinkler systems so our yard is mud 24/7. Its so bad we have algae growing in our backyard and our dog ingested it and was taken to the vet because she ended up getting sick. We have contacted and requested since November to get his fixed as we can not use it to let our dog out. Managment in TERRIBLE. the manager blows you off and has an attitude with you. We also have roaches coming out of our shower and rats and mice as well and not to mention scorpions. They maintenance crew states they set traps for the rats but there is NO traps anywhere. We have contacted numerous times the manger and the regional manager and they do NOTHING to help fix this situations. We have also contacted corporate with no response. Also dont think you can enjoy the "amentities" because the pool is full of unattended teenagers causing issues. This is by far the worst community i have ever moved into. I have never written a bad review on something but something has to be done. DO not think you will get your moneys worth. THE ONLY GOOD THING IN THIS COOMUNITY is the maintenance. They are always extremely kind and understanding. GOOD luck trying to get ahold of anyone at this community. I am writing certified letters to corporate to get answers.

    The cottages are amazing and the environment was cozy the ants were horrible but hey we moved on their property lol However the 2 years I was there the management wasn't good I signed a lease and they did not abide by the lease they charged me late fees before the date on the lease monthly when ask to speak to the manager she stated "oh someone made a mistake " and blew it off. There was never any acknowledgment to reimburse me because if their mistake. In addition there was never an apology for the staff being in the wrong . I believe if there is a contract one should follow through but they preety much made up rules. I was randomly charged for a credit package of $8.95 and $12.95 I never signed up.for it on the lease. I The manager lied and said it was mandatory but the lease stated it was optional.. Thankfully i was able to call the company and explained to them by sending proof of my lease and me NOT agreeing so they fix it. On the other hand as I submitted my keys there was A new manager who seem to be a blessing to the company. I hope that the staff improves there.

    Terrible experience... at first everything looked nice... we received many emails with an incredible offer... we went to see the place and personally I really liked it since it is an apartment complex of individual, non-detached houses. When we arrived at the office, a very friendly girl helped us and told us that if we moved before January 24, 2024 we would have 6 weeks free. We asked all the questions before applying since I didn't want to lose 300 dollars for the application since they charge 75 for each adult plus 150 for administration. The girl told me that everything was fine and that we met the requirements. We went on a second chance. And since the values had changed in one day, the rental value that we were still willing to pay went up and they dropped to 4 weeks free, we went a third time to make sure we filled out the application correctly and we did it with the girl present. He told us everything will be ready on Monday. And they didn't call us or anything. We called and they asked for documents which we sent as soon as possible. We still had no response so we went again to ask for the documents that we had already sent by mail. She apologized and assured that the other person who served us before received and did nothing with the documents that she would take care of. We keep waiting and nothing. Today we went again and the girl pretended to be on the phone so as not to attend to us and another one arrived and simply said that our request was denied. The reason?? Unknown. I understand that you can or cannot qualify but we asked all the questions before. We lost days of work to be there making sure we did things right. I'm sorry I didn't read the reviews before going there. I think I had a terrible experience and I also lost 300 dollars in addition to my time.
