Great property management. I understand that most stuffs have to be viewed by BOD first. Horizon is very professional, they answer most of my concerns. The email and phone calls are always in good care.

Never respond to emails or calls. No one I know here can stand them. Our manager does not have a real estate license. Dishonest and bid on lowest unlicensed workers to repair and maintain things. The end result is worse than it was prior. The landscaping is uneven with some areas looking nice and others bad. They will lower your property values! Their hired workers damage things and do a very poor job but they dont care . We have termites, plumbing issues, cracks in roofing, high crime, fire crackers going off, dogs running around barking and kids screaming day and night. Cars are parked where they should not be. People are using the pool that dont live here. They killed all the bees and beneficial wasps. The management company is selective about the rules/ applying them sporadically and never to board members or those friendly to the board . If you complain about anything you are usually ignored or they support the worker they hired to cover their a$$ and you are then treated very poorly for exercising your right to complain. The office is also a mess with the rudest and most incompetent employees that seem to forget that they would not have a job if it werent for you. Their loyalty and service should be to the homeowner and no one else.
